SAMHI Hotels has signed an Agreement to Lease (ATL) with P Pramoda, P Harika, and Aurean Eskar for the development of a ~260-key mid-scale hotel in Hyderabad’s Financial District. The property will form part of a larger mixed-use project, further strengthening the company’s footprint in this high-growth micro-market.
This agreement reflects SAMHI’s increasing presence, contributing to hotel signings and announcements.
The hotel will be developed by Aurean Eskar and subsequently handed over to SAMHI for fitouts and branding. SAMHI’s investment in the project is estimated at ₹1,250–1,430 million. Once operational, the property will cater to the growing mid-scale hospitality segment in West Hyderabad, a hub for corporate and IT activity.
This signing marks SAMHI’s third hotel in the Financial District, complementing its existing Sheraton (326 rooms, including 42 under development) in the Upscale+ category and Fairfield by Marriott (232 rooms) in the Upper Mid-scale category. With this addition, SAMHI will now serve three distinct price points in the district, enabling the company to cater to a broader guest profile and capture rising demand from the city’s expanding commercial base.
The new project is aligned with SAMHI’s strategy of building scale and density in core micro-markets through branded hotels across multiple segments, driving long-term value creation and optimizing returns. The lease transaction will be finalized subject to customary conditions, including receipt of building sanctions.
