The Lalit Suri Hospitality Group has announced a ₹600 crore expansion plan, targeting the addition of approximately 1,000 rooms to its existing portfolio of 2,300 keys through a combination of owned hotel developments and management contracts.
The group plans to split the proposed room additions equally between owned properties and management agreements, with nearly 20 management contracts targeted over the coming years. The strategy will support expansion across established hospitality markets and emerging tourism destinations.
Expansion Strategy Combines Owned Hotels and Management Contracts
Approximately 50% of the planned room additions will come from owned properties, with the remaining 50% developed through management contracts.
The asset-light component will allow the group to enter additional markets through partnerships with property owners, while directing capital investment towards selected owned developments.
The group has outlined a five-year expansion programme, although its investment statement also refers to spending over the next decade.
Lalit Ahmedabad Leads Owned Hotel Development Pipeline
The group’s owned-property expansion covers five destinations, led by Lalit Ahmedabad, a proposed 240-key luxury hotel scheduled to open ahead of the 2030 Commonwealth Games.
The group also plans to develop a property in Chitrakoot, with approximately 50 keys.
Capacity additions are planned at three existing destinations:
Lalit Bekal: An additional 100 keys at its property situated between the Arabian Sea and the Nombili River.
Lalit Goa: Approximately 50 additional keys through new wings and villas.
Lalit Udaipur: Two new wings comprising 55 keys, alongside expanded banquet and spa facilities.
Together, these five developments account for approximately 495 proposed keys.
Nearly 20 Management Contracts Targeted
Under its management contract strategy, the group’s first identified property will be in Vrindavan, with approximately 75 keys.
The Lalit Suri Hospitality Group is also evaluating opportunities in Chennai, Hyderabad, Leh, Varanasi, Ayodhya, Lakshadweep, Siliguri and the Andaman and Nicobar Islands.
The planned management agreements will allow the company to expand its geographical presence without directly funding every new property.
Jyotsna Suri Outlines Investment and Brand Strategy
Jyotsna Suri, Chairperson and Managing Director, The Lalit Suri Hospitality Group, said:
“Over the next decade, we plan to invest INR 6 billion in properties where we own the land, while using management contracts to expand where our partners bring the capital. We look forward to exploring opportunities to expand our portfolio through several management contracts. But expansion cannot come at the cost of identity. Whether we own the property or manage it, every Lalit hotel must carry the same spirit and character, with standards that define us.”
Expansion to Be Funded Through Internal Accruals
The group plans to finance its owned-property investments through internal accruals and savings, supported by a reduction in interest costs over the past two years.
With approximately 1,000 additional keys planned, the expansion could increase its portfolio from 2,300 to around 3,300 keys, subject to project completion and the execution of management agreements.
The strategy combines investment in existing properties, new hotel development and third-party management partnerships to expand the group’s presence across India.
