Sarovar Hotels & Resorts has signed a management agreement with Prime Land Estates to open Sarovar Portico Gwalior, a 100-room property set to debut in 2029, the company said Monday. The new hotel advances Sarovar’s strategic expansion into Central India and signifies its commitment to delivering branded hospitality to emerging markets.
Located in a new development known as Garden City in Gwalior, the upscale property will offer a blend of modern amenities and regional heritage. It will cater to both business and leisure travellers, and will provide contemporary comfort with a touch of local cultural character .
Rajesh Ranjan, senior vice president of development at Sarovar Hotels, commented on the signing: “We are delighted to bring Sarovar’s trusted hospitality to Gwalior, a city steeped in history and culture. This signing underscores our strategic focus on expanding in Central India, where we see significant potential for tourism and business travel. The property will be Sarovar’s first branded hotel in Gwalior and will broaden the group’s presence in Madhya Pradesh. It aligns with multiple signings made in 2025 aimed at strengthening the portfolio across Central India.
Garden City, the mixed-use development, is positioned as the region’s first society to include a four-star hotel. It is planned to help shape a modern commercial and residential environment in alignment with hospitality and lifestyle trends .
Gwalior is known for its rich historical and cultural sites, including the Gwalior Fort and the Gopachal rock‑cut Jain monuments, both icons of India’s cultural heritage. The city draws a mix of domestic and international travellers interested in culture, business, and pilgrimage.
Sarovar Hotels currently operates approximately 140 properties across India, Nepal and Africa. The company plans continued growth in tier‑II and tier‑III cities via its Portico and other brands.
Industry analysts note that branded hotel entries in heritage‑rich secondary cities can tap into rising demand for quality accommodations driven by business development, domestic tourism and infrastructure growth .
Sarovar Portico Gwalior is now accepting lease applications for bookings, and construction is expected to begin soon. Once operational in 2029, the hotel will seek to serve corporate travellers, tourists and visitors attending events at the city’s expanding residential and commercial hubs.
