The Ascott Limited has signed a management agreement for a 120 unit Oakwood branded serviced residence in Tirupati, Andhra Pradesh, the company said Friday. Scheduled to open in 2026, the project is being developed in partnership with KBR Homes India Private Limited.
The property, aimed at both pilgrimage and business travellers, will feature 120 contemporary studio and suite units. It will include all day dining, the signature Oakbar, a swimming pool, a fully equipped fitness centre and a range of leisure facilities, according to company and industry reports.
Hoshang Garivala, country general manager of The Ascott Limited, said “Tirupati is a very special market, where spirituality coexists with burgeoning urban development. We look forward to bringing Oakwood’s well known hospitality to this legendary destination through our collaboration with KBR Homes. The development will provide visitors a high end and luxurious experience, while facilitating the city’s growing hospitality and business environment”.
K Baburaju, managing director of KBR Infratech, said “We feel elated to collaborate with Ascott in introducing the Oakwood brand to Tirupati. The deal is a natural one and the property will create new standards of hospitality for the city”.
Ascott said the new project will bring international standard hospitality to Tirupati, a city that attracts more than 24 million pilgrims annually to the Sri Venkateswara Temple and is also seeing rapid real estate and industrial growth.
The agreement marks Ascott’s continued expansion into India’s tier two and spiritually significant cities, reinforcing the company’s strategy to broaden its portfolio with branded, premium serviced residences.
Officials said the property is being developed around modern lifestyle needs, with a mix of short and long stay accommodation, leisure amenities and dining options in line with Oakwood’s global standards.
Ascott’s expansion in Tirupati follows a wider effort to double its presence in India to 12,000 units by 2028. The Oakwood addition adds to a growing network of serviced residences being introduced in tier two cities across the country.
The partnership with KBR Homes India Private Limited brings together Ascott’s international hospitality expertise and KBR’s local infrastructure experience. KBR Homes is a subsidiary of KBR Infratech, which has more than three decades of experience in commercial, residential and institutional projects.
Ascott said the Oakwood property will open in 2026 and will cater to both leisure seekers and business travellers in the growing market. The fully serviced units and amenities aim to elevate accommodation standards in Tirupati .
The signing underlines Tirupati’s dual identity as a major pilgrimage destination and an emerging business hub, with the property expected to support both travel segments .
