Alivaa Hotels & Resorts announced on Wednesday that it has signed its first heritage property, Heritage Lotwara Fort in Dausa, Rajasthan. The 17th-century fort marks the brand’s entry into heritage hospitality and its 15th property overall, the company said.
Located atop lush plains in Dausa, Lotwara Fort dates to the era of the royal Amber and Jaipur states and features traditional Rajput architecture built by Thakur Ganga Singh. The signing underscores Alivaa’s strategy to offer immersive, culturally rich lodging experiences.

The agreement was made in partnership with proprietor Shaurya Hospitality, represented by Aventika Rathore, and Thakur Lokendra Giriraj Singh Lotwara, owner of the fort. Heritage Lotwara Fort will feature restored architecture with modern amenities. The property, managed by Shaurya Hospitality, integrates rural tourism initiatives into its design. Built by Thakur Ganga Singh in the 17th century, the fort lies near the Banganga River, surrounded by villages, stepwells such as Chand Baori and Abhaneri and thriving birdlife, earning it the nickname “Peacock Town”.
Alivaa has previously signed properties in destinations such as Jawai Palash in Rajasthan, McLeodganj and Jim Corbett, focusing on boutique and experiential stays.
Industry analysts note that the shift toward heritage properties responds to increasing demand for experiential tourism in India, with several international and domestic chains converting forts and palaces into luxury or premium hotels.
With the Lotwara Fort signing, Alivaa positions itself in a growing segment that blends conservation with commercial hospitality. The fort is expected to open under Alivaa’s management after restoration, aligning with both brand expansion and local heritage preservation.
