IHG Hotels & Resorts, one of the world’s leading hospitality groups, has announced the signing of a management agreement with Dutta Buildcon Pvt. Ltd. to develop Holiday Inn Express & Suites Gwalior. Scheduled to open in early 2029, the project marks the debut of the brand in the historic city of Gwalior, Madhya Pradesh, and strengthens IHG’s focus on expanding into high-potential secondary markets in India.
Holiday Inn Express, IHG’s largest and fastest-growing brand with over 3,200 properties worldwide, is designed to offer “more where it matters most,” combining simplicity and efficiency with comfort. Currently, 17 Holiday Inn Express hotels operate across India, with 21 more in the development pipeline.
The new hotel will adopt the brand’s Generation 5 design, which enhances guest experiences with intuitive service, flexible workspaces, refreshed aesthetics, plush bedding, and the brand’s signature Express Start™ Breakfast. By bringing its modern conveniences to Gwalior, the property will cater to the city’s growing blend of business and leisure demand.
Known as the “City of Forts,” Gwalior combines historic landmarks such as Gwalior Fort and Sun Temple with fast-paced development across manufacturing, agro-industries, and infrastructure. Its growing significance as a hub, along with an expanded airport and proximity to leisure destinations like Orchha, Datia, and Kuno National Park, makes it an attractive location for international-standard hospitality.

Located on Jhansi Road, one of Gwalior’s arterial corridors, the 140-room property will include a dining outlet, event space, meeting room, and fitness centre, aimed at providing a simple and comfortable stay experience.

IHG currently has 51 operational hotels across six brands in India, including Six Senses, InterContinental, Crowne Plaza, voco, Holiday Inn Resort, and Holiday Inn Express, with a robust pipeline of 72 hotels set to open within the next five years.
