    Ventive Hospitality Ltd., backed by Panchshil Realty and Blackstone, has signed management contracts with Marriott International to open seven hotels adding 1,548 rooms in India and Sri Lanka, the company announced Tuesday.

    Three of the hotels will be developed directly by Ventive Hospitality and its subsidiaries: Ritz‑Carlton Reserve in Pottuvil, Sri Lanka, with 73 villas and 80 branded residences; a 161‑room Varanasi Marriott Hotel in India’s spiritual capital; and a 200‑room Courtyard by Marriott Mundra, located in Gujarat’s port city.

    Ritz-Carlton Reserve, Pottuvil, Sri Lanka – 73 villas + 80 branded residences
    This ultra-luxury retreat will debut in the eastern coast near Yala East National Park and the surf hub of Arugam Bay. Designed for wildlife enthusiasts and beach seekers, the Reserve will offer bespoke cultural and nature experiences, combining villas with branded residences for sale.

    Varanasi Marriott Hotel – 161 rooms
    Located six minutes from Lal Bahadur Shastri International Airport, the property will cater to Varanasi’s increasing religious tourism. It aims to blend contemporary amenities with the city’s spiritual heritage, targeting both pilgrims and guests seeking upgraded comforts.

    Courtyard by Marriott, Mundra – 200 rooms
    Situated near the Mundra Port in Gujarat’s Kutch region, this property is tailored for business travellers. The port’s rapid industrial development has fueled demand for quality accommodations with business-friendly facilities, including meeting spaces and executive amenities.

    The remaining four properties—including a 450‑room JW Marriott in Navi Mumbai, Moxy Navi Mumbai with 200 rooms, Moxy Pune Wakad with 264 rooms, and Moxy Pune Kharadi with 200 rooms—are being built by promoter group affiliates on a Right‑of‑First‑Offer arrangement and will be transferred to Ventive.

    JW Marriott, Navi Mumbai – 450 rooms
    The luxury hotel will open near the upcoming Navi Mumbai International Airport and will offer signature JW Marriott services such as wellness centres, upscale dining, and large-scale conference and banquet venues. The asset will serve both corporate and affluent leisure segments.

    Moxy Hotels – Navi Mumbai (200 rooms), Pune Wakad (264 rooms), Pune Kharadi (200 rooms)
    These three lifestyle-focused, upscale properties from Marriott’s Moxy brand will target millennial and young business travellers. Strategically positioned near urban and IT corridors, they feature modern, tech-enabled accommodations and communal spaces designed for social interaction and value stays .

    Atul Chordia, Chairman and Executive Director of Ventive Hospitality, said the expansion marks a pivotal step in deepening the company’s relationship with Marriott. “This partnership not only strengthens our two-decade-long relationship with Marriott International but also marks a pivotal moment in our journey to redefine India’s hospitality sector”.

    Rajeev Menon, President for Asia Pacific (excluding China) at Marriott, added, “We are thrilled to work with Ventive Hospitality, as we continue to meet the growing demand for luxury travel experiences and world-class hospitality services. We are especially excited to have signed the Ritz-Carlton Reserve, that is expected to mark the brand’s debut in Sri Lanka”.

    Financial terms include approximately ₹3,200 crore in development costs at ₹2 crore per key, with phased openings planned over the next four years and average addition of 200–250 rooms annually. Ventive plans to double its current inventory of 2,036 rooms to over 4,000 within five years through a mix of owned, Promoter Group-built, and leased properties.

    Ventive and Marriott are also exploring new sites in emerging destinations such as Dharamshala and Sindhudurg, reflecting strong confidence in India’s expanding hospitality sector.

    By bringing marquee brands to spiritual hubs, business ports, tech corridors, and remote leisure destinations, Ventive aims to capture diversified demand from leisure guests, business travellers, pilgrims, and luxury seekers across the subcontinent and Sri Lanka.
