TFE Hotels has announced a $100 million investment programme across its first-generation Adina apartment hotels, as the Australian hospitality group continues to evolve the brand and strengthen its position in the apartment-style hotel segment. The programme will include upgrades to guest rooms, public areas and hotel amenities across selected properties in Australia and Europe.
The investment forms part of a wider Adina expansion strategy, with new hotels planned in Australia, Europe and the United Kingdom alongside the refurbishment of established properties. The programme is focused on strengthening the brand’s combination of generous living spaces, hotel services and a more residential style of accommodation.
Adina Portfolio Enters a New Investment Cycle
The investment will support the repositioning of some of Adina’s best-known hotels, with design, comfort and the apartment-style guest experience forming key areas of focus.
Antony Ritch, Chief Executive Officer, TFE Hotels, said the Adina proposition is evolving as travellers increasingly seek accommodation that combines the living experience of an apartment with the services and amenities of a hotel.
“The Adina brand and experience are evolving as travellers increasingly look for hotels that can provide both the living experience with full hotel services and amenities,” said Ritch. “In addition to our owned hotels, we’re working closely with our third party hotel owners to elevate the guest experience by leaning into what makes Adina unique – generous liveable spaces, relaxed Australian hospitality, and an elevated design approach.”
He added that the objective is for guests across the portfolio to experience a sense of space and sanctuary, regardless of destination.
Adina Darling Harbour Undergoes Major Refurbishment
One of the most significant projects is the refurbishment of Adina Darling Harbour, which has undergone a multi-million-dollar reinvestment. The 114-room Sydney hotel has been repositioned as a contemporary harbourside property, with upgraded guest rooms, revitalised public spaces and the introduction of Shoreline Kitchen.
Designed by Bates Smart, the refurbishment draws on Darling Harbour’s natural history through layered textures, organic forms and colours inspired by harbour blues, seafoam greens and oyster shell tones.
The redesign also extends into the hotel’s shared spaces, with the restaurant opening towards the lobby and pool areas to create greater continuity between the different parts of the property and its waterfront setting.
The refurbishment comes 26 years after Adina Darling Harbour first opened ahead of the Sydney 2000 Olympics, positioning the hotel for a new generation of travellers while retaining its connection with the Adina brand.
Investment Extends Across Australia
The Darling Harbour project follows other recent investments across the Adina portfolio. Adina Perth has undergone a multi-million-dollar refurbishment drawing on the colours and landscapes of Western Australia, while Adina Town Hall in Sydney received a comprehensive refurbishment last year.
The wider programme is intended to strengthen the sense of place across individual Adina properties while retaining the brand’s core apartment-style accommodation model.
Alongside the refurbishment programme, TFE Hotels is preparing new Adina properties in Brisbane and Hobart, adding further destinations to the Australian network.
European Hotels Receive Design Upgrades
Adina’s investment programme is also extending across Europe. In Frankfurt, Adina Frankfurt Neue Oper is undergoing a 12-month refurbishment that began in January and will transform its 134 apartments and public areas.
The project is being developed around Adina’s casual living philosophy, with natural materials including timber and stone, warm lighting, eclectic furnishings and artwork from local and Australian artists. Public spaces will also be redesigned as more open, gallery-inspired environments incorporating upcycled décor and other design elements.
Moritz Klein, TFE Hotels’ Head of Operations for EU and the UK, said the refurbishment is intended to create a stronger home-away-from-home environment.
“At its heart, the new look aims to create a home away from home for guests, with open, welcoming lobbies and seamless connections to bar and restaurant areas,” said Klein. “ESG principles are embedded throughout the design, ensuring sustainability through timeless quality and responsible sourcing.”
Adina Budapest Completes Nine-Month Refurbishment
In Hungary, Adina Budapest has completed a nine-month refurbishment covering 75 guest rooms in the main wing as well as public spaces.
The refreshed interiors use a contemporary, earth-toned palette, with olive-toned ceilings and yellow accents creating a warmer environment. The design is intended to combine the character of Budapest with Adina’s established visual identity.
Hotel General Manager Angéla Gergye said guest response to the refurbishment had been positive, with visitors continuing to value the comfort and spaciousness associated with the brand.
The property serves both business and leisure travellers and is located close to the Danube River, WestEnd City Centre, Lehel tér market and Margaret Island.
Brand Expansion Accompanies Refurbishment
The refurbishment programme is being undertaken alongside Adina’s wider network expansion, with new properties planned in Brisbane, Hobart, Cambridge and Glasgow. TFE Hotels is also rolling out new Adina brand activations and a digital Guest Experience Platform across the portfolio.
Ritch said these initiatives form part of the brand’s response to changing traveller expectations and are intended to create a more connected, design-led and guest-focused experience.
Further refurbishment projects are also in the pipeline across Australia, New Zealand, the United Kingdom and Singapore.
The combined investment in existing hotels and new openings marks a new phase for Adina, with TFE Hotels seeking to reinforce the brand’s apartment-style proposition while upgrading its design, amenities and guest experience across multiple markets.
