Marriott International has entered into a strategic agreement with Vardhman Amrante, a real-estate venture of the Oswal Group, to debut the first Westin Hotels & Resorts property in Punjab. The 200-room luxury hotel, scheduled for the final quarter of 2030, is expected to involve approximately ₹260 crore in investment, company representatives said.
The new Westin Ludhiana will anchor a mixed-use development on seven acres that includes retail space, a multiplex, and a gaming zone. The hotel will feature Westin’s hallmark wellness-focused amenities, including a WestinWORKOUT fitness centre, Heavenly Spa by Westin, a swimming pool, an Executive Club Lounge, and extensive banqueting areas with indoor and outdoor lawns suitable for weddings and conferences.
Ranju Alex, regional vice president for South Asia at Marriott, said the partnership is aimed at “redefining excellence in guest service while unlocking growth opportunities in Ludhiana.” The hotel will introduce Westin’s signature wellness programming to the local market.
Adish Oswal, chairman of the Oswal Group, said the project represents a milestone in elevating the city’s hospitality standards through “wellness-driven luxury experience.” He emphasized the hotel’s role in complementing Ludhiana’s rapid urban growth.
The broader mixed-use development is expected to span 17 lakh square feet and will incorporate hospitality, commercial, retail, entertainment, and F&B components, making it one of Ludhiana’s largest real estate investments. Oswal Group also committed ₹1,350 crore in total real-estate investment across Punjab over the next three years.
Marriott currently manages 158 hotels in India across 18 brands, with four properties already operating in Punjab. The Westin Ludhiana will mark the group’s first Westin-branded property in the state and the latest in Marriott’s growing presence in high-growth markets.
Industry experts say Ludhiana, known as a manufacturing and commercial hub, presents strong potential for upscale hotels driven by business travel, weddings, and cultural events. The Westin brand’s wellness-centric positioning aims to meet evolving consumer demand for holistic travel experiences.
Construction of the hotel is expected to begin in 2026, with completion planned before the end of 2030. The property is poised to offer premium accommodations, signature wellness services, and diverse dining and lifestyle experiences.
The Westin Ludhiana project aligns with a wider momentum in Punjabi real estate, where organised developers are introducing upscale and green-certified developments to meet rising demand. Marriott’s partnership with Vardhman Amrante signals confidence in the region’s long-term economic trajectory and hospitality capacity.
